With this profile, we start the search for your suitable home.

” The sooner an appointment = the faster a house “

When we as real estate agents call a landlord or rental agent to make an appointment for a viewing you actually have an advantage from the first start. In fact, rental agents really appreciate it when someone has a rental agent; also called a “relocation consultant”;. Frequently asked questions about renting

A rental agent can save you an unpleasant experience!

In the rental market, unfortunately, you can still find very unpleasant experiences on a regular basis. Think of houses full of defects, unprofessional landlords who don’t know what good landlordism is, homes with inconveniences of smell, noise from the street, impact noise (from neighbors) and so on.

It is the role of a good rental agent to take out as much of these discomforts as possible. We as rental agent, who works for seekers, does this through our knowledge of the local market and neighborhood, researching and inquiring about documents, and asking the right questions to the rental agent of landlord.

A rental agent represents only the interests of the tenant and a letting agent represents only the interests of the landlord. A real estate agent never works for both parties at the same time.

Since July 1, 2021, the rules for renting rooms in Rotterdam have become stricter. The landlord needs a permit if 3 or more people want to live together and register. Rotterdam City Council wants to use this to prevent more housing from being divided into rooms for rent and therefore unavailable to families. In addition, this measure should prevent the inflation of housing prices in Rotterdam and the nuisance caused by overcrowding. In some neighborhoods in Rotterdam, such as East and West Kralingen, the municipality has not given out permits for some time.

Most landlords raise rents on July 1st. Deviation from this date is allowed, as long as no more than once every 12 months there is a rent increase. The rent increase is calculated only on the rent and not on additional supplies such as gas, water and light.
In the social sector, the government determines what the maximum rent increase can be based on the tenant’s income. In the “Vrije Sector”, different rules apply and the landlord may, to some extent, determine the amount of the annual rent increase. This depends on the provision included in the lease and of these, the following options are possible:

– An indexation clause whereby rent is increased annually by a percentage derived from the Central Bureau of Statistics (CBS) inflation rates. The rent goes up by the national average price trend. The rent goes up by the national average price trend.

– A mark-up percentage; rent goes up by the Consumer Price Index (CPI) plus a mark-up percentage. As of 2021, rents in the free sector may be increased by a maximum of inflation + 1%. In the “Social Sector”/Segment, rents are even frozen.

– A market rent provision is a provision in the lease agreement that allows the rent to be increased substantially in one lump sum after a few years. In this way, the rent is brought in line with the market rent of comparable properties. When using this clause, the landlord must substantiate the rent increase based on comparable homes in the neighborhood.

– No clause for rent increases included; landlord may propose any rent increase. The tenant does not have to agree to the proposed rent increase. The landlord can then go to court. If the judge still considers the rent increase reasonable, the tenant is given the option of paying the new rent monthly or termination of the lease by the court.
